Student Property Inventory
Student Property Inventory
Independent, photo-supported inventories built for student lets, shared houses and HMOs, every bedroom and communal area documented separately, with a large team for the summer changeover.
From £110
Overview
At the start of a student tenancy our clerks draw up an inventory recording the condition of the decor, floors, ceilings, fixtures, appliances and furniture, take meter readings and test the alarms. Each bedroom and communal area is assessed individually so responsibility is allocated fairly between housemates. The report goes directly to students, landlord or agent, and tenants typically type in their comments within 7 days of moving in. A good schedule of condition at the start is what avoids a dispute over the deposit at the end of the academic year.

Why student homes need professional inventories
Student properties see higher wear and tear, shared use of communal areas, short academic-year tenancies and an increased risk of deposit disputes.
A professional student inventory gives clear evidence of condition and cleanliness, fair allocation of responsibility between housemates, strong support for deposit claims, and transparency for all parties.
Check-outs and deposit disputes
Our student check-out reports compare the end-of-tenancy condition directly against the original check-in, ours or another company's, to justify deductions, resolve disputes fairly and provide evidence accepted by DPS, TDS and MyDeposits.
Anything repaired or replaced should be like for like: a second-hand desk should not be replaced with a brand-new one. Tenants must return the property in the condition it was let, allowing for fair wear and tear.
Specialist student services
Student check-in inventories, student check-out inventories, mid-term / interim inspections, HMO and shared-property inventories, and schedule of condition reports.
All produced independently and delivered digitally. Our detailed evidence helps ensure the other party doesn't take a dispute to the arbitrator, or, if they do, supports your case.

Can you inventory only a specific bedroom?
