Inventory Only

Inventory Only

A standalone, independent photographic record of a property's condition and contents, clickable photographs, meter readings and alarm tests, delivered within 3 hours.

From £100

Overview

Most landlords take a deposit as security against unpaid rent or damage. An inventory is the complete record of the property, its furniture and fittings, and their condition at the time of the check, compiled by an independent, impartial clerk so it can be relied on by both sides. An Inventory Only report gives you that baseline without a joint appointment with the tenant: we photograph and document every room, fixture and meter reading, test the alarms, and send the report to you and anyone else you name the same day.

Benefits

Clickable Photographs

Several dated, high-quality photographs for each item, embedded in the report and enlargeable with a click.

3 Hour Turnaround

Your report lands within 3 hours of us entering the property, distributed instantly to every party you name.

Dispute-Ready Evidence

Clear, impartial observations suitable for DPS, TDS and MyDeposits adjudication.

N

No Appointment Needed

Tenant attendance is optional, we collect keys, complete the inventory with access, and label the keys before returning them.

Tenants Comment & Sign Online

Tenants and agents receive a copy instantly, can type in their comments, upload photographs and sign in the browser.

Report delivered

Within 3 hours the digital report is emailed to you and every party you name. Print, share, comment or sign from any device.

How you receive the report

We email you a detailed written report with high-quality photographs within 3 hours of entering the property. Give us the tenant's or any other party's email and they receive a copy instantly, so there is nothing else left for you to do.

As soon as the inspection is complete you get a notification. From there you can print hard copies, send the PDF, and sign the report, all from your desk or mobile.

Built for dispute resolution

Agent, landlord and tenant can sign, share and comment on the report, and upload new photographs directly in the browser. Everything stays in one document, no files, photo folders or multiple versions to manage.

Without an independent inventory, landlords and agents can struggle to justify deposit deductions. Ours give you clear, factual evidence to consistent standards that comply with deposit protection requirements.

Saving you time and money

You won't have to print, manipulate, mail, sign, chase, file returned check-ins, or store documents and photographs. On average our clients save over £200 every month.

Letting agents and landlords with larger portfolios qualify for discounted rates, most report savings of around £600 per month per office while reducing downtime in the tenancy cycle.

When you need an inventory

An independent inventory is most often booked before a let begins, but a dated, photographic record of a property's condition is useful at every point in its life.

Frequently asked questions

Why do I need an inventory?

No matter how well a tenant looks after the property, it will not be in the same condition at the end of the tenancy as at the start. A detailed, impartial inventory at the start gives both sides the evidence they need at check-out.

Do I need the tenant present?

No. Tenant attendance is optional, an Inventory Only report is completed independently with access. We're happy to coordinate a joint appointment if useful.

Can you collect and return property keys?

Yes. Our clerks collect keys from the letting agent or landlord. Once the inventory is complete we label all the keys, so if you need copies cut for the new tenants you won't have to revisit the property.

How quickly will I receive my report?

Typically within 3 hours of us entering the property, depending on size and service type. It is delivered digitally to every party you name.

Are your reports accepted for deposit disputes?

Yes. Our reports are suitable for use with UK deposit protection schemes including DPS, TDS and MyDeposits.

Do you offer discounts for letting agents?

Yes. We offer discounted rates to letting agents and landlords with larger portfolios, most clients report savings of around £600 per month per office.

Can this be upgraded to a Check In?

Yes, let us know when booking and we'll arrange for the tenant to sign off on the day.
