Mid-Term Inspection

Mid-Term Inspection

An interim visit partway through the tenancy to check for damage, maintenance issues and tenancy breaches, with dated photographs, delivered within 3 hours.

Always £80

Overview

A mid-term (interim or routine) inspection is carried out partway through a tenancy so the landlord understands the current condition of the property. It highlights any maintenance issues, checks that everything is in accordance with the tenancy agreement, and flags potential problems early, unauthorised occupation or sub-letting, pets, smoking, redecoration or anti-social behaviour. Our clerks wear shoe covers, take general photographs of each room and detailed images of anything that needs attention, test the alarms, and send you a clear report the same day. We can inspect monthly, every 3 or 6 months, or yearly.

Ensure the property is being cared for

The property should be generally clean and tidy for a routine inspection, and the tenant should report any maintenance issues as soon as they occur, most property managers ask for non-urgent requests in writing.

Our clerks take general photos inside the property and additional, detailed images to highlight anything that needs to be addressed, so you can act on it straight away.

Protect your investment

Mid-term inspections are the perfect opportunity to check tenants are keeping their side of the agreement: no sub-letting, walls not repainted in different colours, carpets not replaced, curtains not removed or additionally mounted, and no business or other unauthorised activity being run from the property.

It is beneficial for both sides, it confirms the tenant has settled in and conditions are as expected, and it helps the landlord avoid situations where things could go wrong.

How often should you inspect?

We recommend a mid-term inspection every 3 months, but it depends on your relationship with the tenant. If you know and trust them, once a year may be enough; every 6 months is a safe period for most circumstances.

A mid-term inspection is supplementary: it helps prevent issues before check-out, but does not replace a formal check-out report.

Frequently asked questions

Why do I need a mid-term inspection?

Most tenants look after their home well, but it is the landlord's responsibility to maintain the property in good condition. Regular inspections and good communication with the tenant mean you are aware of any maintenance issues that need looking at.

How often should I book a routine inspection?

We recommend every 3 months, but it depends on your relationship with the tenant. Once a year may be enough where there is trust; every 6 months is a safe period for most circumstances.

Does my tenant have to be present?

No. In line with your tenancy agreement you must ask permission and give notice, but if the tenant can't be present we can use your management keys and return them afterwards.

How much notice does the tenant need?

UK law requires at least 24 hours' written notice, in line with the tenancy agreement, we help coordinate this.
