Overview
A commercial property inventory, often called a schedule of condition, is a detailed record of everything that forms part of the property, fixtures, fittings, equipment and furnishings, and its condition at a specific point in time. Most commercial landlords take a deposit as security against unpaid rent or damage, and the return of that deposit depends on the condition of the property at the end of the lease. Our clerks inspect the whole unit, documenting each item's description, quantity, serial number where applicable, condition and location, alongside meter readings and alarm tests. The result is an impartial report that can be referenced in the lease to specify what is included, state tenant responsibilities and avoid disputes at the end of the term.

Why commercial inventories matter
Commercial tenancies often involve long lease terms, higher repair obligations and significant financial exposure. No matter how well a tenant looks after a unit, it will not be in the same condition at the end of the lease as at the start.
A professional inventory defines responsibility clearly, reduces costly dilapidation claims, provides evidence during disputes and supports fair lease outcomes.
