Inventory Check Out
Inventory Check Out
An independent, line-by-line comparison against the original inventory, damage, cleanliness and missing items documented, fair wear and tear allowed for, delivered within 3 hours.
From £90
Overview
A check-out inventory is carried out once the tenant vacates. Our clerk records the condition of the property, fixtures, fittings and cleanliness and compares them directly against the original check-in inventory, ours or another company's. Every difference is noted, meter readings are taken, alarms tested, and the report is sent to the agent or landlord the same day. The current condition is assessed against the original taking into account the length of the tenancy and type of occupancy for fair wear and tear, so both sides have clear grounds for agreeing the deposit split.

Why the check-out matters
Check-out reports are vital when tenants move out: the tenant wants their deposit back, and the landlord needs to be able to apply a charge if one is justified. Without an independent report, landlords may struggle to justify deductions.
At the end of the tenancy the tenant must return the property in the condition it was originally let, allowing for fair wear and tear. If anything differs beyond that, the landlord can claim repair, replacement or additional cleaning from the deposit.
Fair wear and tear
Anything to be repaired or replaced should be on a like-for-like basis, a second-hand desk should not be replaced with a brand-new one.
Wear and tear is deterioration through normal use over time, such as carpets becoming worn. Our reports clearly separate this from chargeable damage, taking into account the length of the tenancy and type of occupancy.
Conclusive evidence
Our detailed reports help ensure the other party doesn't take a dispute to the arbitrator, because the evidence is conclusive, or, if they do, the evidence is of the right quality to support your case with TDS, DPS or MyDeposits.
Agent, landlord and tenant can sign, share and comment on the report and upload new photographs in the browser. Everything stays in one document.

Frequently asked questions
Why do I need a check-out inventory?
No matter how well a tenant looks after the property, it will not be in the same condition at the end of the tenancy as at the start. A detailed, impartial check-out gives both sides the evidence they need.
What can be deducted from the tenant's deposit?
A landlord can make deductions for things that cost them money: damage to the property or furniture, missing items, cleaning because the property was left dirty, or outstanding rent.
Do you consider fair wear and tear?
Yes. A landlord should not deduct for damage that is fair wear and tear, deterioration through normal use over time, such as worn carpets. Our reports clearly distinguish this from chargeable damage.
Do you decide who gets the deposit?
No, we provide independent evidence. The landlord, tenant and deposit scheme use it to reach a fair decision.
Can you check out against another company's inventory?
Yes. Our clerk will conduct the check-out based on our own or another inventory company's check-in report.
Do tenants need to attend the check-out?
Tenant attendance is optional. The inspection can be completed independently if access is available, and the tenant can review, comment and sign online afterwards.
Can a check-out report be used in deposit disputes?
Yes. Independent check-out reports are widely accepted by UK deposit protection schemes, TDS, DPS and MyDeposits, as supporting evidence.
Who pays for the check-out?
The landlord is usually responsible for the check-out appointment and report, unless a different arrangement is in place.
