Yeovil’s rental market is shaped by its major employers. Aerospace and engineering, led by Leonardo Helicopters, and the Royal Navy air station at nearby Yeovilton bring a steady flow of tenants, including service personnel who may be posted at short notice. Alongside them are local families in homes ranging from traditional hamstone cottages to newer estates around the town.
Short-notice moves need fast, clear reports
When a tenant is relocated with little warning, the check-out often has to happen quickly. A clear check-in report, completed and agreed at the start of the tenancy, makes that fast check-out straightforward. Without it, a rushed end of tenancy can quickly turn into a dispute.
Family homes and fair wear and tear
Family tenancies naturally bring more wear to carpets, walls and kitchens. That is expected and allowed for. The inventory’s job is to record the starting condition and age of each item accurately, so that genuine damage can be separated from normal family life.
Hamstone and older properties
Traditional hamstone homes have their own character: stone floors, older windows and thick walls. Recording existing features and wear at check-in avoids later arguments about what was already there.
Gardens and outbuildings
Many Yeovil lets include gardens, sheds or garages. Their condition at the start of the tenancy, and the tenant’s responsibilities for them, should be recorded as carefully as the inside of the house.
