Letting in the Stroud valleys: mill conversions and Cotswold stone cottages

Stroud and its five valleys have some of the most characterful rental property in Gloucestershire. Cotswold stone cottages cling to steep hillsides, and many of the former woollen mills along the valley floors have been converted into apartments. Beautiful as they are, these homes come with features that make a careful inventory, and regular inspections, especially worthwhile.

Stone cottages on the slopes

Older stone cottages often have thick walls, small windows, uneven floors and steep stairs. They can be prone to damp and condensation, particularly where they are built into a hillside. Recording existing marks, damp patches and wear at check-in avoids later disputes about what was already there.

Mill conversions

Converted mills combine historic structures with modern fittings. Communal areas, shared entrances, lifts and parking are common, and responsibilities are often split between the landlord and a management company. The inventory should record the flat in full and note which parts are shared.

Why mid-term inspections help

Valley homes can face damp, leaks and weather damage that develop gradually. A mid-term inspection picks up problems early, gives the landlord time to act, and creates a dated record of how the property is being looked after.
