Reading the room: photographing wear and tear correctly

Fair wear and tear is expected in any tenancy, the challenge is photographing it in a way that clearly distinguishes it from damage.

Context matters as much as the close-up

A close-up photo alone rarely tells the full story. Pairing it with a wider shot of the room establishes scale, location and context.

Consistent angles, consistent lighting

Photographing the same fixtures from the same angle at check-in and check-out makes any change immediately visible.

Recording condition, not blame

Good photographic evidence describes what is there, not who is responsible, that judgement is for the adjudicator, not the report.
