London’s rental market moves faster, and deals with higher deposits, than almost anywhere else in the UK. It is also unusually varied. A single letting agency might manage a Victorian mansion block flat in Westminster, a converted terraced house in Camden and a new-build apartment in a Canary Wharf tower in the same week. Each needs a slightly different approach to the inventory.
Mansion blocks
Victorian and Edwardian mansion blocks are prized for their proportions and period detail: parquet floors, high ceilings, cornicing and original doors. They also come with shared parts managed by a freeholder or managing agent. The inventory should record the flat itself in full and note where responsibility changes, for example the front door, windows and communal areas, so that a tenant is not charged for something outside their demise.
Period conversions
Many London flats are in houses converted into two or more units. Shared entrances, separate or shared meters, and older services are common. Recording meter locations, serial numbers and readings, the condition of shared hallways at the start, and any existing wear on original features makes the end of the tenancy far easier to resolve.
New-build towers
New developments bring integrated appliances, key fobs, parking and concierge access. Fobs and permits are easy to lose and expensive to replace, so they need to be listed and photographed like keys. New finishes also mark easily, and early snagging defects should be recorded at check-in so they are not confused with tenant damage.
Speed matters in London
Voids are costly in London, so check-outs and check-ins are often booked back to back. A fast, consistent report means the deposit can be resolved and the property re-let without delay. Using the same inventory provider at both ends keeps the reports comparable.
