Bristol has one of the busiest student rental markets in the South West. With the University of Bristol and UWE Bristol drawing students from across the country, whole streets in Clifton, Redland, Cotham, Bishopston and around Gloucester Road change hands every summer. For landlords and letting agents, that turnover concentrates most of the year’s deposit risk into a few busy weeks.
Why student check-outs go wrong
Most Bristol student houses are let on joint tenancies that end in June or July, with the next group moving in for September. Cleaning, repairs and redecoration are squeezed into the gap. Disputes usually follow one of three mistakes: the check-out is rushed, it happens after cleaners or contractors have already been in, or it is compared against a check-in report that was too thin to prove anything.
Start with a detailed check-in in September
A student house needs more detail than a family let, not less. Each bedroom should be recorded on its own, with the condition and approximate age of the bed, mattress, desk and wardrobe. The shared kitchen, bathrooms and living room need a clear record of cleanliness as well as condition, because cleaning is where most student deductions arise. Fire safety labels on upholstered furniture and the working state of smoke and heat alarms should be noted too.
Tenants should receive the report promptly and be invited to add comments and photos within seven days. A group that has reviewed and signed the report is far less likely to dispute it the following summer.
Book summer check-outs early
In Bristol the end of the academic year brings a wave of check-outs within a few weeks. Agents who book clerks in spring get the dates they need; those who wait until late June often find diaries full. The check-out should take place as soon as the tenants leave and before anyone else enters the property, so the evidence reflects what the tenants left behind.
Joint tenancies and shared responsibility
On a joint tenancy the whole group is responsible for the whole property, but in practice tenants often want to split deductions fairly between themselves. Room-by-room evidence makes that conversation much easier: damage in one bedroom can be matched to the tenant who occupied it, while communal issues are shared. Clear evidence keeps the agent out of the middle of a disagreement between housemates.
Cleaning: the most common student deduction
The standard expected at check-out is the standard recorded at check-in, not a showroom finish. If the house was professionally cleaned before the tenancy, record it and keep the invoice. At check-out, compare the same areas from the same angles: oven, hob, fridge, bathroom sealant, shower screens and carpets. An itemised cleaning quote that matches the check-out report is far more persuasive than a single figure.
